We first attempted to classify methods of condominium reconstruction and specify the difference between condominiums and other types of dwelling. Condominium can be reconstructed using several methods but they all need special arrangements. We then examined the components of the condominium reconstruction projects from the perspective of “resource\" and “space\". The degree of availability of these two factors are key to the feasibility of the project. Based on these conceptual analysis we then examined three methods of construction: a) voluntary project based on unanimous consent of dwellers; b) voluntary project approved in accordance with the ‘reconstruction resolution' procedure specified in Article 62 of the Condominium Property Act and; c) the Urban Renewal Project based on the Urban Renewal Act. These three methods were compared in terms of 1) degree of legal support. 2) degree of rights ensured after the right transfer system is applied and; 3) availability of “resource\" and “space\". The result was that the Urban Renewal Project based on the Urban Renewal Act (c) had the highest feasibility. We then examined Dojunkai Nakanogo Reconstruction Project. the first case of condominium replacement falling under this category. In addition to the merits of the reconstruction scheme itself this particular project was found to have contributed greatly to the improvement of the neighborhood area by providing public facilities. There will soon be an incr ased demand for retrofitting and reconstructing condominiums.
